Ingleside: Close to the Ocean Ave. MUNI line and conveniences along the way. Ingleside offers primarily single family homes that are affordable.
Ingleside Heights: Close to the 280 FWY where it meets 19th Ave. This is a corner of the city that offers easy access to commuters and if very affordable by San Francisco standards.
Lake Shore: This is a large area surrounding Lake Merced and Harding Park and close to the Pacific Ocean and S.F. Zoo. Primarily detached single family homes are found here. It is quiet community with not to much neighborhood turnover.
Lakeside: This is a very narrow neighborhood, between the 19th Ave. and the Stonestown Galleria on one side, and Junipero Serra on the other. Primarily detached single family homes and slightly above the mean average price points. People like to live in this area and turn over is very low.
Merced Heights: Sitting just off of Junipero Serra and Ingleside Terrance, you can find very nice and affordable single family homes in this area.
Merced Manor: This location is often over looked. Offering early Craftsman style homes just off Sloat Blvd. It’s within walking distance to Stonestown Galleria and Stern Grove and Pine Lake Park.
Oceanview: Views facing south and over the 280 FWY, this area offers a newly rebuild recreation center and offers affordable single family homes.
Pine Lake Park: A very small neighborhood enclave sitting right next to Pine Lake and Stern Grove Park. You can find detached and semi-detached Craftsman style single family homes.
Stonestown: Best knows for the Stonestown Galleria and home to the San Francisco State University. Currently this area offers high rise complexes serving the University. The city will be redeveloping this area in the future into a more residential neighborhood and being in more shops and conveniences.
